Baltic states

The Group operates a real estate development business in the Baltic States (Estonia, Latvia and Lithuania), through its subsidiary Prokapital⁵. This activity consists in the construction, renovation and development of residential buildings and the creation of residential and commercial districts.

Group strategy is based on several pillars:

A focus on mid-range and high-end residential properties, taking advantage of the increase in real estate prices that has occurred in recent years and the dynamism of its markets.
It owns large tracts of high-quality land covering some 250,000 square meters in Tallinn (Estonia), Vilnius (Latvia) and Riga (Lithuania). Still available for development, these plots offer a strong visibility on its activity until 2032.
The renewal of land inventories to continue its long-term development; a significant acquisition in Vilnius was made in 2022.

Prokapital is renowed as the first real estate company in Baltics and was named the most competitive real estate company by the CECI in 2022 (Estonian Chamber of Commerce and Industry).

Kristiine City

Talinn (Estonia)

Kristiine City/ Kindrali Houses

Kristiine City is one of the largest residential areas in the Baltic States, located in the Kristiine district, close to Tallinn city centre. The Company planned to develop this project in five phases, the first two of which have been completed and which consisted of (i) the renovation of a historic red-brick building (Tondi 51), a former officers' building (Marsi 6) and a former stable (Ratsuri Houses), and (ii) the construction of 13 buildings (ten "Marsi Houses" and three "Kindrali Houses") comprising more than 300 apartments for the former and 195 apartments for the latter.

New real estate projects are underway ( design and permitting phases): Dunte; Sammu 2/4 / Sõjakooli 15; and Marsi tn 1 / Sõjakooli 13. construction of the White Building (91 residential units) under the Uus-Kindrali project in Kristiine City is under progress.

Kalaranna

Talinn (Estonia)

Kalaranna

The Kalaranna district is a residential area located along the seashore, close to the historic centre of Tallinn. This two-phase development project include 12 residential buildings (4 or 5 floors), restaurants and commercial areas covering a total surface area of almost 6 hectares.

This project was nominated in the "Development Project 2022" category at the Tallinn City Entrepreneurship Awards.

Riga (Latvia)

Kliversala District/Breeze residence

At the heart of the growing district of Kliversala a first exclusive residential building – River Breeze Residence – has been constructed and fitted out. This residence is located in the UNESCO heritage protection zone and, as such, is considered to be an area of great value.
The next phases of the Kliversala project are now under way.
This project has received the Baltics Prestige Award, recognizing the architecture of the River Breeze Residence.

Pro Kapital decided to launch a new residential development project comprising 101 units, called “Blue Marine.

Vilnius (Lithuania)

Šaltiniu Namai/phase 2

Saltinių Namai - Attico is inspired by the baroque spirit of Vilnius Old Town and the tradition of Italian architecture in Lithuania.

Five new apartment buildings on the edge of Vilnius Old Town have been completed.

The second phase of Saltiniu Namai - Attico, comprising 41 residential units and 1,500 square meters for commercial use, is underway.

A building permit application has been submitted for the rehabilitation of a former school into a high-end residential complex (approximately 50 apartments), and the approval process is underway.
